Reservation/ Cancellation Conditions:
December 15-April 30 & Holiday Bookings:
US$100.00 deposit required within 14 days of making a reservation. The balance is due 90 days prior to arrival date. If booking within 90 days of arrival, full prepayment is required. If cancellation 90-61 days of arrival there is US$100.00 penalty, If 60-31 to arrival the reservation is no refund

May 1- December 14th ( except Thanksgiving )
US$100.00 deposit required within 14 days of making a reservation. The balance is due 45 days prior to arrival. If booking 30 days or less full prepayment is due. If cancelled 45-31 days prior to arrival, there is US$100.00 penalty. If 30 days to arrival the reservation is non- refundable.

Group Booking Policy:
Cancellation policy during our high season, USA Public and Bank holidays, including Thanksgiving, Christmas and New Year Period.

Bookings canceled up to 91 days before arrival date full refund, after 90 to 61 days full refund less US $ 100.00 per room deposit, 60- 46 days 50% penalty on room cost and cancellations 45-30 days or less no refund. Rooms that are held without deposit in hand 90 days prior to arrival will be released. Unsold rooms must be released 91 days prior to arrival to avoid cancellation penalty.

Regular Cancellation Policy:
Bookings canceled up to 61 days before arrival date full refund, after 60- 46 days full refund less US$100.00 per room deposit, 45 days 50% penalty on room cost and cancellation 44-30 days prior to arrival no refund. Unsold rooms must be released 61 days prior to arrival to avoid cancellation penalty.
